Munich/Gelsenkirchen/Cologne, October 8, 2025. VIVAWEST continues to systematically expand its portfolio in the Rhineland: In Cologne, the Gelsenkirchen-based housing company is adding 120 turnkey apartments from the wvm Group to its own portfolio. The official start of construction is scheduled for December 2025, with completion of the new building project planned for early 2028 – this was jointly announced by representatives of both project partners at Expo Real in Munich.
"Demand for housing in the Rhineland remains high, while supply is very limited. We manage almost 5,000 apartments in Cologne and have invested in several new construction projects here this year alone, which are set to start soon. The turnkey purchase of 120 apartments on Ostmerheimer Straße is the next building block in our growing portfolio," says Bastian Brusinski, Head of Portfolio Management/Acquisitions at VIVAWEST. the wvm Group is a reliable partner that knows the Cologne real estate market inside out and with whom we recently successfully implemented a turnkey project on Herler Strasse. I am therefore looking forward to working together and to our new neighborhood, which will be built in Merheim by early 2028 and will offer a home to a variety of target groups," Brusinski continued.

Now that the contracts have been signed and preparations are almost complete, construction work will begin soon. In just over two years, the apartments and buildings will be handed over to VIVAWEST.
A total of 120 apartments in four apartment buildings will be built on the 5,300 square meter site on Ostmerheimer Straße in the Merheim district on the right bank of the Rhine. In addition, the VIVAWEST quarter will have an underground car park with 63 parking spaces for future tenants.
The one- to four-room apartments offer between 37 and 91 square meters of living space and are particularly appealing to singles, couples, and small families. All apartments are modern and equipped to a high standard and have a balcony or terrace (ground floor) or roof terrace (staggered floors). All buildings comply with GEG 2024 and are heated by district heating to conserve resources.
Thanks to the good location in the Cologne-Merheim district (Kalk district), future residents will have access to excellent infrastructure. The Merheim Health Campus, which is currently under construction and scheduled for completion in the coming years, will be in the immediate vicinity. Shops for everyday needs are also located in the immediate vicinity. The A3 and A4 motorways (Köln-Ost junction) are only a few minutes' drive away, and there is also a public transport connection within walking distance.
VIVAWEST currently manages around 4,800 apartments in Cologne.
