Cologne, January 22, 2026. The wvm Group is creating new living space at Rhöndorfer Straße 4 in Cologne-Sülz. The company plans to develop a modern residential project with a total of 101 privately financed residential units on the approximately 3,720 square meter site. Completion is scheduled for the end of 2029.
The plans include 1- to 5-room apartments, all of which will have their own outdoor seating area.
Around 55 percent of the units are 1- and 2-room apartments, which could be attractive to investors. The proximity to the university and excellent local amenities create a residential offering that responds in particular to the high demand for smaller apartments in urban locations.
The building complex comprises five floors, including a penthouse floor. All full floors facing the street will have a high-quality clinker brick facade.
The underground car park will have 53 parking spaces, all of which will be equipped with charging points, making the project fully e-mobility-ready.
Sustainable energy and open space concept
The energy supply concept focuses on resource conservation, sustainability, and efficiency. Heat and hot water are supplied by low-noise, highly efficient brine-water heat pumps. These are supplied with heat and electricity from modern PVT modules (photovoltaics and solar thermal energy) on the roof.
The wvm Group is planning a high energy standard in accordance with the current requirements of the Building Energy Act (GEG) and is examining various subsidy and certification models, taking into account ecological, economic, and sociocultural aspects.
The currently fully sealed property will be comprehensively upgraded ecologically as part of the development: Around nine new trees are planned, as well as various shrubs and meadows, green roofs, and the unsealing of approximately 20 percent of the area, which will be landscaped as green space in the future. The protected private courtyard with a playground for small children creates additional quality of life for the residents.
Project developer relies on familiar location
