Berlin, February 11, 2026 – The wvm Group Berlin looks back on a successful 2025 fiscal year: A total of 112 residential units were completed in 2025, and most have already been handed over to their new owners and tenants. Currently, another 815 apartments are in the planning and construction phases. Construction activity focused primarily on residential projects within the Berlin metropolitan area, featuring a balanced mix of 641 owner-occupied and 174 rental apartments. As a result, the total project volume increased to approximately 360 million euros.
“2025 was a good year for the wvm Group Berlin. Despite challenges in the market environment, we were able to make targeted investments and move forward with the construction of our residential projects according to schedule,” says Dr. Clemens Paschke, Managing Director of WvM Berlin Immobilien + Projektentwicklung GmbH. “In a market with a shortage of new apartments, this is a result we’re proud of. Our strategy will remain unchanged in 2026 as well. We’re focusing on the development and construction of residential properties in Berlin and the surrounding area.”
To generate time and efficiency gains and achieve consistently higher construction quality, the wvm Group Berlin is increasingly relying on construction using industrially prefabricated components. “This allows us to achieve shorter construction times and advantages in project financing,” says David Fischer, Managing Director of WvM Berlin Immobilien + Projektentwicklung GmbH. “In addition, factory prefabrication also enables us to build with higher energy efficiency. As a result, our buyers benefit from attractive subsidy-backed loans, and as investors, they benefit from the possibility of higher depreciation allowances.”
With this in mind, the wvm Group Berlin will work with its parent company in Cologne on product optimization in 2026. “We are committed to developing housing projects optimized for subsidies and will therefore integrate internal subsidy checkpoints—including energy consulting and verification of the respective cost caps—into the early project phases,” says Dr. Clemens Paschke. “In this way, we aim to meet the requirements of the best possible standards in each case.”
For 2026, the wvm Group Berlin plans to complete four new construction projects comprising a total of approximately 300 rental and owner-occupied apartments. These include the residential complexes at Liebermannstraße 70 with a total of 48 units, Berkenbrücker Steig 18–19 with 44 residential units, Roelckestraße 111 with 60 apartments, and the first construction phase of the Zwieseler Hof in Berlin-Karlshorst with 147 apartments.
“For the project pipeline, we expect to receive several building permits in the first few months of the new year, including projects totaling over 230 apartments in both owner-occupied and rental housing, which are designed for both investors and owner-occupiers,” says David Fischer. “In addition, construction on a new project in Potsdam is scheduled to begin in late summer 2026. We are also planning to acquire four additional projects in Berlin and the surrounding area.”
The wvm Group Berlin is satisfied with its sales results. In 2025, the company sold a total of 140 apartments in Berlin, thereby meeting its sales targets. “We expect demand to remain subdued,” says Dr. Clemens Paschke. “This is because the fundamental economic conditions will not change in the coming months. In particular, interest rates and banks’ equity requirements are likely to remain at the recently noticeably higher levels. This limits the pool of buyers. We will therefore focus even more on building for specific target groups and win over buyers with suitable and affordable products,” says David Fischer.
