The wvm Group Cologne acquires land in Sülz – New residential project planned on Rhöndorfer Straße

Cologne, January 22, 2026. The wvm Group is creating new living space at Rhöndorfer Straße 4 in Cologne-Sülz. The company plans to develop a modern residential project with a total of 100 privately financed residential units on the approximately 3,720 square meter site. Completion is scheduled for the end of 2029. The plans include 1- to 5-room apartments, all of which will have their own outdoor seating area. Around 55 percent of the units will be 1- and 2-room apartments, which could be attractive to investors. The proximity to the university and excellent local amenities will create a residential offering that responds in particular to the high demand for smaller apartments in urban locations. The building complex comprises five floors, including a penthouse floor. All full floors facing the street will have a high-quality clinker brick facade. The underground car park will have 53 parking spaces, all of which will be equipped with charging points, making the project fully e-mobility-ready. Sustainable energy and open space concept The energy supply concept focuses on resource conservation, sustainability, and efficiency. Heat and hot water are supplied by low-noise, highly efficient brine-water heat pumps. These are supplied with heat and electricity from modern PVT modules (photovoltaics and solar thermal energy) on the roof. The wvm Group is planning a high energy standard in accordance with the current requirements of the Building Energy Act (GEG) and is examining various subsidy and certification models, taking into account ecological, economic, and sociocultural aspects. The currently fully sealed property will be comprehensively upgraded ecologically as part of the development: Around nine new trees are planned, as well as various shrubs and meadows, green roofs, and the unsealing of approximately 20 percent of the area, which will be landscaped as green space in the future. The protected private courtyard with a playground for small children creates additional quality of life for the residents. Project developer relies on familiar location "We feel at home on Rhöndorfer Straße," says Erika Werres, managing director of the wvm Group. "We have already completed several successful residential projects in the immediate vicinity. With this new project, we are building on this experience and creating more urgently needed living space in an attractive location in Cologne."

Munich/Gelsenkirchen/Cologne, October 8, 2025. VIVAWEST continues to systematically expand its portfolio in the Rhineland: In Cologne, the Gelsenkirchen-based housing company is acquiring 120 turnkey apartments from the wvm Group to add to its own portfolio. Construction is officially scheduled to begin in December 2025, with completion of the new construction project planned for early 2028—as jointly announced by representatives of both project partners at Expo Real in Munich.

wvm Group is building new housing in Nippes—with space for community, change, and a sense of security

Between the bustling energy of Neusser Straße and the green expanse of the Nippes Valley, a new part of Cologne is taking shape. The wvm Group is not only creating housing here, but an entire neighborhood—open to diversity, guided by sustainability, and built on the foundation of genuine community. In the immediate vicinity of the popular “Höfchen” project, the property at Neusser Straße 367/Niehler Kirchweg will feature approximately 86 apartments, about 45 underground parking spaces equipped for e-mobility, and 165 additional parking spaces—17 of which are specifically for cargo bikes. But what makes it special is not the numbers, but the approach: The new residential neighborhood is named “Tälchen” and represents a clear commitment to the further development of an established neighborhood—not against the surrounding area, but in harmony with it. That is exactly why we are creating a neighborhood here that improves people’s daily lives—with space to arrive, interact, and stay.”
An open courtyard with generous green spaces and play areas replaces the paved surface—it becomes the neighborhood’s green gathering space. The buildings blend into the cityscape with a clear 4–5-story silhouette, closing the urban planning gap and giving the neighborhood a new look. A broad mix of housing—from compact 2-room apartments to 5-room family oases—opens up living possibilities for a wide variety of lifestyles. It was already evident in the neighboring “Höfchen”: the demand for family-friendly, urban living is high. The new construction project picks up on this momentum—deliberately and concretely.
Heat is supplied via air-to-water heat pumps on the roofs. The system is supported by a large-scale photovoltaic installation.  “We don’t just build houses. We build trust. Residential neighborhood in Cologne-Buchheim receives the “Exemplary Buildings NRW 2025” award

The wvm Group is delighted to have received a special honor: its residential complex on Herler Straße in Cologne-Buchheim has been awarded the prestigious “Exemplary Buildings NRW 2025” prize. The award is presented every five years by the Ministry of Home Affairs, Local Government, Building, and Digitalization of the State of North Rhine-Westphalia in collaboration with the North Rhine-Westphalia Chamber of Architects and is considered one of the state’s most prestigious architectural awards. The architectural concept by 3pass Architekten creates a vibrant and self-contained neighborhood consisting of six buildings with 237 apartments and a five-classroom daycare center, which blends perfectly into the surroundings and enriches the Buchheim district. In its statement, the jury praised the project as “an exemplary piece of urban development” that combines architectural quality, functional diversity, and ecological responsibility in an outstanding manner. The ensemble impresses with a clear, compact architectural language featuring individual accents, a balanced mix of housing types, and a well-thought-out open-space concept that fosters social interaction and a sense of community. The neighborhood’s sustainable overall concept was also highlighted: extensive green roofs, a biogas-powered combined heat and power plant, green spaces, and eco-friendly mobility options actively contribute to promoting biodiversity and climate adaptation. “With the residential neighborhood on Herler Straße, we have succeeded in creating genuine added value for the residents, the neighborhood, and the entire Buchheim district,” the jury emphasized. Shell construction completed at the Roelckestraße 111 residential project in Berlin-Weißensee

The “Roelcke 111” new-construction project by WvM Berlin Immobilien + Projektentwicklung GmbH in Berlin-Weißensee is approaching its next milestone: the structural work on the four residential buildings has been completed. Interior work is proceeding in parallel and is already well underway in some areas—the first apartments already offer a glimpse of the future quality of living. Work on the outdoor facilities has also begun: the areas for green spaces, the neighborhood plaza, and the play area are being prepared.
The project comprises a total of 49 condominiums—ranging from 2-bedroom to 5-bedroom units, supplemented by eight penthouses and three townhouses. Living areas range from approximately 43 to 150 square meters. Forty-one underground parking spaces are being created for future residents, equipped with pre-wiring for electric vehicles. The centrally located, approximately 250-square-meter landscaped neighborhood courtyard is planned as a communal space for communication and socializing. “We are well on schedule, and with the completion of the structural work, we have reached an important milestone. Move-in is scheduled for spring 2026, and about half of the apartments have already been allocated,” says Dr. Clemens Paschke, Managing Director of WvM Berlin Immobilien + Projektentwicklung GmbH. “The fact that we are also celebrating ten years of wvm this year sends a clear signal: even in a challenging market environment, we demonstrate that projects are reliably executed—from planning through to completion.”
The complex bears the name of the Berlin landscape architect Hermann Roelcke (1832–1896), whose work inspired the design concept: open, green spaces that extend into the inner courtyard. Four buildings are grouped around this central open space—a multi-family house facing the street, two detached city villas, and another building with three townhouses.
In addition to architectural and open-space planning aspects, the project relies on energy-efficient technologies such as heat pumps and a photovoltaic system for electricity generation. The direct-current model enables the apartments to be supplied with green electricity from the PV system. The extensive green roof further contributes to climate protection.
The development is being built in a sought-after location: Berlin-Pankow is Berlin’s most populous district and, according to forecasts by the Berlin Senate, will continue to grow at an above-average rate through 2040.

A vision becomes reality – 10 years of the wvm Group Berlin

70th Anniversary of Berlin Zoo – wvm Group Sponsors Pentecost Concerts

This year, Berlin Zoo is celebrating its 70th anniversary and is inviting visitors to explore the zoo’s history in a variety of ways. These include an outdoor photo exhibition and a signing session with artist Reiner Zieger, one of Germany’s most famous animal illustrators. The popular Pentecost concerts were also a must for this anniversary year and took place again on Pentecost Monday. The event was sponsored by the wvm Group Berlin. “Thanks to the support of the wvm Group Berlin, we were able to organize the Pentecost concerts in this format this year,” says Katharina Naumann of Tierpark Berlin. “We were very pleased that many wvm employees were also there. This shows how vibrant and collaborative our partnership is.” Back in April, the wvm Group Berlin became a sponsor of the petting zoo at the zoo, marking the start of a long-term partnership.

Minister Mona Neubaur Visits the LÜCK Neighborhood: Fuel-Free, Affordable, Ready for the Future

On June 2, the big day finally arrived: Mona Neubaur, North Rhine-Westphalia’s Minister of Economic Affairs and Climate Protection, visited the LÜCK neighborhood in Cologne-Ehrenfeld. Together with our project partner naturstrom AG, we were able to demonstrate how the heating transition works in practice—and why climate-friendly technology and socially responsible housing are not mutually exclusive. A neighborhood that takes responsibility LÜCK comprises 216 apartments, about 30 percent of which are publicly subsidized. The mix of rental and owner-occupied apartments is deliberately aimed at the middle class as well. At the same time, the neighborhood is setting new standards in energy supply: A large-scale heat pump, powered by wastewater heat, supplies the neighborhood without the use of fuel. A power-to-heat system additionally uses particularly low electricity prices to heat the thermal storage tank. Voices from the neighborhood Frank Piepers, Managing Director of the wvm Group: “Climate-friendly heat and affordable housing are not a contradiction. LÜCK shows how it can be done—responsibly, collaboratively, and concretely.” Minister Mona Neubaur emphasized how important it is to implement the heating transition using modern technology, smart solutions, and in close collaboration with local residents.
