A new residential complex is taking shape in Berlin-Weißensee, soon to become a home for all those seeking a sheltered, green oasis. Named after the landscape architect Hermann Roelcke (1832–1896), the “Roelcke 111” complex inherits not only his name but also his vision: Thus, the neighborhood center is being transformed into an open, green complex whose gardens flow seamlessly into the courtyard, creating a spacious place for friends, family, and neighbors to connect and gather—a “village-in-the-city” feeling, but larger, more expansive, and full of vitality.

In the western part of the neighborhood courtyard, a playground has been set up for toddlers where they can play together. Four buildings cluster around these gathering spots in the center: an apartment building that separates the interior of the neighborhood from the street, as well as two urban villas that stand out as monolithic islands within the green space. Another building is divided into three townhouses. All the homes are also connected underground: an underground parking garage with 41 spaces extends beneath the entire neighborhood, making your townhouse easy to reach.

Weißensee, part of the Pankow administrative district and located not far from Prenzlauer Berg in eastern Berlin, is one of the city’s family-oriented residential neighborhoods. This begins with the planning of the entire outdoor area by a landscape architect: as part of the neighborhood design, the plan calls for meadows, lawns, and more than 20 new trees. Instead of erecting fences, grasses and groundcover plants will be planted in the ground-floor gardens to mark property lines. Climate- and insect-friendly extensive greening is also planned for the roof surfaces.

At Roelckestraße 111, a residential complex is being developed that can be heated using sustainable, eco-friendly methods. To achieve this, we are installing a heat pump system powered by solar panels, as well as booster heat pumps or a combined heat and power (CHP) unit for hot water production. The electricity generated also serves as an energy source for the pre-installed e-mobility infrastructure. Through an attractive tenant electricity model*, buyers can also use the electricity generated by the photovoltaic system for their own private use. *Note: The electricity from the photovoltaic system is primarily used for the heat pumps; surplus electricity is made available to buyers through the tenant electricity model.
