Beschreibung

At Leyendeckerstraße 17–27, 91 modern apartments are being built that combine comfort, design, and sustainability. With living spaces ranging from approximately 47 to 140 m², they offer room for every stage of life—from a first apartment to a family home. Investors will also find attractive opportunities here. Each unit features a balcony, a loggia, a terrace, or a rooftop terrace, providing direct access to nature.

Three private play areas in the courtyard provide sheltered spaces for children, while the neighborhood’s green microcosm creates a retreat for the whole family. The courtyard also serves as a lively hub that fosters interaction among neighbors. Newly planted trees, lovingly designed gardens, and inviting seating areas create an inspiring atmosphere for shared activities and neighborly interaction. Thoughtful architecture and smart solutions make the neighborhood a space that perfectly combines community and individuality.

Leyendeckerstraße is located in the heart of Ehrenfeld, one of Cologne’s liveliest and most dynamic neighborhoods. Here, historic industrial architecture meets modern urbanity. A diverse range of shopping options, cozy cafés and restaurants, as well as numerous cultural offerings, define the neighborhood. At the same time, nature is never far away: Blücherpark and the Stadtwald are just a few minutes away and invite residents to relax and enjoy recreational activities.

The Leyendecker project is creating not only modern living spaces but also a livable, ecologically responsible neighborhood that combines community and sustainability. With innovative technologies, urban flair, and green solutions, the project sets new standards for urban development and offers a home for generations to come.

Leyendecker Cologne

Beschreibung

Leyendeckerstraße is located in the vibrant Ehrenfeld district, one of Cologne’s most diverse and dynamic neighborhoods. Here, the historic charm of former industrial buildings meets the modernity of stylish new structures—a blend that gives the street its distinctive character.

The surrounding area offers a wide variety of shops, cozy cafés, and restaurants, as well as cultural institutions. In just 5 to 10 minutes, you can reach popular spots like Café Rotkehlchen or Madame Tartine, which invite you to linger with their special ambiance.

For nature lovers and sports enthusiasts, the location is ideal: in less than 10 minutes by bike, you can reach both Blücherpark, known as the “green lung” of northern Cologne, and the sprawling Cologne City Forest, which offers a perfect nature experience with its walking trails, sports facilities, and recreational areas.

Ehrenfeld is also a hotspot for art and culture. Numerous galleries, studios, and venues define the neighborhood’s creative flair. Cultural highlights include Club Bahnhof Ehrenfeld and the Live Music Hall, which regularly enrich the vibrant cultural scene with concerts and events.

sustainability

greening

The Leyendecker brings greenery back to the urban landscape: About 30 newly planted trees and lovingly designed gardens transform the courtyard into a vibrant oasis. Extensive green roofs promote biodiversity and improve the microclimate.

A large-scale swale beneath the underground parking garage ensures that rainwater collected on the property can infiltrate sustainably. This well-thought-out solution makes an important contribution to optimizing drainage in urban areas and mitigating the effects of heavy rainfall events.

mobility

Sustainable mobility is a top priority at Leyendecker: 65 underground parking spaces are e-mobility-ready and equipped with a total charging capacity of 153 kW. The eco-friendly electricity is supplied by Naturstrom AG, sourced 100% from solar, wind, and hydro power. Dynamic load management optimizes energy distribution within the charging infrastructure, ensuring no resources are wasted.

In addition, 187 bicycle parking spaces are being created, including 19 specifically for cargo bikes. This solution is particularly ideal for families and eco-friendly transportation. The Leyendecker thus offers modern solutions to the mobility challenges of the future.

energy

In collaboration with naturstrom AG, we are creating a cutting-edge heating and hot water system featuring air-to-water heat pumps, solar panels, and an innovative technical control center. The electricity generated by the solar panels is used directly to power the heat pumps, supplemented by 100% certified green electricity from the public grid. Learn more
