Beschreibung

A modern residential complex is being built on Nesselrodestraße in Cologne. The project will be realized in two coordinated construction phases and blends harmoniously into the established surroundings. The architecture combines clean lines with a warm, timeless design: clinker brick slips on the ground floor form a sturdy foundation, while a light-colored stucco façade above lends a sense of airiness. Carefully selected materials and subtle color accents underscore the high-quality overall appearance. A variety of floor plans offer suitable solutions for singles, couples, and families. Each apartment features a loggia, a balcony, or a rooftop terrace, providing private outdoor space right in the heart of the city. Entrances are barrier-free, and all apartments are conveniently connected directly to the underground parking garage via elevators.

Building 1: Nesselrodestraße 8–10
The first construction phase will create 29 condominiums with 2 to 4 rooms and living areas ranging from approximately 43 m² to 99 m², accessed via two separate building entrances.

Building 2: Niehler Straße 346–348 | Nesselrodestraße 2–4
The second construction phase will consistently continue the development and complement the urban landscape. Two building entrances on Nesselrodestraße and one on Niehler Straße ensure clear address identification and create manageable building communities. Here, 36 condominiums with 2 to 4 rooms and living areas ranging from approximately 46 m² to 97 m² are being built. On the ground floor of the “Niehler Eck,” five flexible commercial units with 2 to 3 rooms and areas ranging from approximately 67 m² to 80 m² complement the usage concept and offer space for offices or medical practices.

For those who love city life but still value peace and nature, this project offers the ideal place to live. Nestled between the charming Cologne neighborhoods of Riehl and Weidenpesch, a residential complex is taking shape, featuring 65 condominiums and 5 commercial units. The location combines recreational opportunities along the Rhine floodplains with urban infrastructure—ideal for families, working professionals, and anyone who values quality of life. Niehl and Weidenpesch blend tradition with change: green, well-connected, and characterized by the typical Cologne neighborhood charm. In addition to the Rhine and parks, the area offers a wide range of recreational activities—from the racetrack grounds to sports facilities. The city center is quickly accessible via tram lines 12, 13, 15, and 16—or conveniently by bike along well-maintained paths.

The centerpiece of the complex is the thoughtfully designed, landscaped courtyard—a place for socializing, playing, and relaxing. A playground featuring sand and active play elements gives children plenty of space to run around, while benches and garden areas with raised beds invite residents to linger. Bicycles—whether traditional or electric—can be stored in a weather-protected shelter.

Whether you ride a traditional bicycle or an e-bike, we’ve got you covered for all forms of eco-friendly transportation: a weather-protected parking area in the courtyard offers convenience and security for two-wheelers. We’ve also thought of electric mobility: 14 parking spaces in the underground garage are equipped with outlets for electric charging stations. The low-traffic location, proximity to well-developed bike paths, and access to public transportation make the project an ideal starting point for flexible, modern mobility—without having to compromise on anything.

Energy is supplied through a sustainable combination of an air-to-water heat pump and a photovoltaic system. The efficient contracting model ensures a reliable, resource-efficient energy supply.
