Beschreibung

Niehler Eck is a new phase of our project on Nesselrodestraße in Cologne. The complex harmoniously complements the existing buildings and consistently continues the architectural quality. Two separate entrances on Nesselrode- and Niehler Straße create a clear address and pleasant residential communities.

There are plans for 36 condominiums with 2 to 4 rooms and living spaces ranging from approximately 43 m² to 97 m². Whether you are looking for a compact apartment, a spacious 3-room apartment, or a family-friendly home, well-designed floor plans for different lifestyles are being created here. Each apartment has a loggia, balcony, or roof terrace, offering private outdoor space in the middle of the city.

The Niehler Eck meets the KfW Efficiency House EH40 standard. The high energy efficiency requirements ensure low operating costs, attractive subsidy options, and long-term value stability. Naturally, the current Building Energy Act is also complied with.

Five additional flexible commercial units with 2 to 3 rooms and areas between approx. 67 m² and 78 m² are being built on the ground floor. The project thus also offers space for offices or practices in an established residential area.

If you appreciate urban living but also want to enjoy proximity to green spaces, Niehler Eck is the perfect place for you. Between Riehl, Niehl, and Weidenpesch, another high-quality building block of the neighborhood on Nesselrodestraße is being created in a mature environment.

The location combines the Rhine meadows and extensive park areas with excellent infrastructure. Shops for daily needs, restaurants, cafés, daycare centers, and schools are located in the immediate vicinity. The neighborhood is characterized by a pleasant mix of established neighborhoods and modern development.

The transport links are also impressive: the nearby tram lines 12, 13, 15, and 16 take you quickly to Cologne city center. The extensively greened flat roofs of the Hö offer many advantages for people and the environment. Fine dust and pollutants are filtered out of the air, the buildings are protected from summer heat and winter cold, and they are a delight to look at every day.

104 bicycle parking spaces, 19 underground parking spaces that are already pre-equipped for the installation of a wallbox (we will be happy to refer you to an e-mobility service provider), two bicycle shelters, also forcargo bikes, bus stops right outside the front door – the mobility of the future is naturally already built in.

energy

the green electricity provider naturstrom generates the electricity required directly on site via the large-scale photovoltaic system on the roofs of the Hö. Completely ecological, inexpensive, and without transport losses. If the electricity generated on site is not sufficient, it is automatically supplemented by green electricity from German hydroelectric power plants. In addition to their own electricity, the apartments in the Hö benefit from their construction as Efficiency House 55 buildings, which means that the primary energy requirement of the buildings is 45% lower than that of a new building constructed in accordance with the ENEV 2016 regulations.
