Roelckestrasse 111, Berlin
Your retreat in the heart of the city. Welcome to Roelcke 111!
A new residential complex is being built in Berlin-Weissensee, which will soon become home to anyone looking for a sheltered, green environment. Named after the artist and gardener Hermann Roelcke (1832–1896), the Roelcke 111 complex not only inherits his name, but also his vision: the neighborhood center is being transformed into an open, green complex whose gardens flowinto the inner courtyard, creating a spacious place for friends, family, and neighbors to meet and socialize—a village-in-the-city feeling, but bigger, wider, and full of life.
In the western part of the neighborhood courtyard, there is a playground for small children where they can play together. Four buildings are grouped around these meeting places in the center: an apartment building that separates the interior of the neighborhood from the street, and two city villas that stand out as monolithic islands in the green space. Another building is divided into three townhouses. All the houses are also connected underground: an underground car park with 41 parking spaces extends under the entire neighborhood, so your townhouse is always within easy reach.
Weißensee, part of the administrative district of Pankow and not far from Prenzlauer Berg in the east of Berlin, is one of the city's family-friendly residential areas. Here you will find less hustle and bustle and big city stress, but instead quiet corners with beautiful parks around the Weißensee lake and the Holländerviertel neighborhood, as well as established residential streets that are somewhat reminiscent of a garden colony. If you like the hustle and bustle of the big city, you can be in downtown Berlin in just 20 minutes by bike.

Location
In the historic district of Weißensee, you can expect an all-inclusive package for quality of life, learning, and enjoyment: Schools, daycare centers, and doctors' offices are within easy reach, shops are just around the corner, and cafés and restaurants invite you to linger. The neighborhood, which has its roots in the early 20th century, exudes typical Berlin flair—without the pretensions of a trendy district. Not far from the Weißer See lake, you can enjoy a relaxed atmosphere. The planned redevelopment of the nearby transport hub with direct tram connections to the underground and suburban rail networks will further enhance the residential area – through improved accessibility and a new quality of life. Buying an apartment here offers the opportunity to find a real home in the capital. City life is close by – Friedrichshain and Prenzlauer Berg are only a few minutes away by tram, and Alexanderplatz can be reached in 20 minutes. Down-to-earth, urban, family-friendly – that's Weissensee.

Sustainability
Greening
This begins with the planning of the entire outdoor area by a landscape architect: as part of the neighborhood design, more than 20 new trees are planned in addition to meadows and lawns. Instead of fences, grasses and ground cover plants will be planted in the gardens on the ground floor to mark the boundaries of the properties. Climate- and insect-friendly extensive greening is also planned for the roof areas.
Energy
Roelckestraße 111 is a residential complex that can be heated sustainably and ecologically. To this end, we are installing a heat pump system that is powered by photovoltaics and booster heat pumps or CHP units for hot water production. The electricity generated also serves as an energy source for the pre-installed e-mobility system. An attractive tenant electricity model* allows buyers to use the electricity generated by photovoltaics for private purposes. *Note: The electricity from the photovoltaic system is primarily used for the heat pumps; surplus electricity is available to buyers via the tenant electricity model.
